Candeur Arbora Kukatpally: What to Check Before Booking

A good real-estate decision comes from verifying the unit, the total cost and the legal/project record—not from choosing only on a launch price.

1. Start with your usable-space requirement

Arbora’s current mix spans roughly 1,550 SFT to 2,207 SFT. A smaller 2.5 BHK can suit buyers who need a flexible study or work-from-home room, while the larger 3 BHK options can provide more generous bedrooms, living areas or balconies. Compare room dimensions and furniture usability, not only saleable area.

2. Compare tower and typical-floor density

Tower planning varies. Some referenced typical floors have ten residences while another referenced tower has eight. Lift count, corridor length, orientation, view and the number of neighbours sharing a floor can materially change daily experience.

3. Ask for a unit-specific cost sheet

A per-square-foot headline is only the beginning. Request base consideration, floor rise, facing/view premium, parking, clubhouse/amenity charges, corpus, maintenance advance, GST where applicable, registration and statutory costs. Compare the final acquisition cost between shortlisted units.

4. Verify the applicable RERA registration

Large projects can have phase-wise registrations. Match the tower you intend to buy with the applicable Telangana RERA registration and review the registered completion date, promoter details and available documents. The RERA timeline—not an informal target date—is the safer regulatory reference.

5. Understand the EOI before paying

If you are entering through an Expression of Interest process, get the refund/cancellation conditions, beneficiary account, unit-blocking process and conversion timeline in writing. Never transfer money only on the basis of a verbal assurance.

6. Visit at the time you normally commute

Kukatpally is established and well connected, but traffic conditions vary substantially by hour. Test the route to your office, school or frequently used destination during realistic peak periods.

7. Evaluate amenities at community scale

A 1.35 lakh-plus sq ft clubhouse and central greens are significant project features. Ask how amenities are distributed, which phase delivers them, expected maintenance structure and whether all residents share the same facilities.

8. Consider Phase 1 versus later phases

Earlier inventory can offer a different selection and price point, while later phases can mean longer surrounding construction activity. Ask for the master development sequence so you understand what will be completed around your tower at handover.

9. Make appreciation the upside, not the assumption

Kukatpally has an established employment and rental catchment, but property appreciation is not guaranteed. End-users should prioritise affordability, layout, commute and long-term liveability; investors should model realistic rent, vacancy, maintenance and total acquisition cost.
